MILLION DOLLAR LISTING: NEW YORK: DO YOU, FREDRIK, TAKE THIS BUILDING? (TV)

Fredrik makes final preparations for his wedding to Derek four days before their ceremony while simultaneously trying to close on the building at 250 Bowery, representing a potential total sell-out of $55 million. Fredrik has already sold more than half of the units in the building, totaling over $27 million for his contribution. Derek quickly becomes frustrated that Fredrik’s attention is divided between him and his job, particularly since there is still many preparations to be made for the wedding. Ryan has been asked to co-list with another broker, Jill, who he was assigned to help with the listing. However, he finds that Jill’s inexperience and indecisiveness is proving to be a tremendous hindrance. He essentially commandeered the staging for the presentation of the penthouse and felt that despite the obstacles involved that it turned out quite well. He confronts Jill over her detrimental behavior and she tries to calm him down. He specifically notes her ineptitude with the broker invites and the resultant lack of responses. She promises to redouble her efforts and contact the brokers personally.

Luis gets a call from his partner to inform him about an apartment in a building on 165 Charles Street that he should look at; it was designed by famous architect Richard Meier. Fredrik and Derek travel down to the Florida Keys for their wedding and travel to Little Palm Island, a small resort island rented out for the occasion. They are both awed by the tropical beauty of the locale and their suite, but Fredrik grows concerned about his piling work emails. Derek asks Fredrik not to use his phone for the entire weekend of their wedding, and Fredrik tries to argue against this, noting the importance of his latest contracts. However, Fredrik reluctantly agrees despite how challenging it will be for him. Jason, Luis’s co-worker, shows him around the apartment at 165 Charles Street, and Luis is especially impressed by the elegant interior design and the view of the Hudson River. The only defect he can find is that the “master bedroom” is facing a brick wall, but he and Jason try to devise a way to counteract this problem, particularly as the asking price is $6.5 million and it has been on the market for several months. Luis believes that the key to successfully selling the place lies in its staging, and offers to split the cost of the staging with Jason. Jason agrees and they go in to the venture as partners; Luis’s potential commission is just under $100,000.

Fredrik and Derek relax with each other at Little Palm Island as Fredrik tries to prepare himself mentally for the marriage and the concept of monogamy. Ryan and his assistant Olivia scramble to prepare for the broker’s open at 250 East 49th Street, but Jill arrives late and spends time in the bathroom changing while people are outside waiting to be let in. In spite of the initial difficulties, the open house proceeds quite smoothly and Ryan does his best to capitalize on it and set up private meetings with potential buyers. Two days before the wedding Fredrik’s family and Derek’s family arrive on Little Palm Island and they all spend time together. Fredrik remarks on how his job doesn’t afford him any time off and he is thankful to have a weekend free of worries for once. They reveal to their families that they have registered for surrogacy, as they want to have children sometime in the near future. Zack arrives on the island as well and tries to speak to Fredrik about the Bowery building. Fredrik warns him that they may have increased the prices too aggressively for the space, making it difficult to find buyers. Zack is under pressure from his lenders to sell the space and Fredrik believes that his future prospects with Zack may be jeopardized if something goes wrong. He promises to get it done even during his wedding.

In order to properly stage the apartment at the Charles Street building, Luis contacts Angela Rich, whom he calls “the best interior designer in the country.” They go through the apartment and Angela discusses the staging she would like to implement in it. The day before the wedding, Fredrik tries to sneak off and make business calls, much to Derek’s frustration. He continues to work even during the rehearsal dinner, making him feel guilty. Derek finally confronts him and they argue about his behavior and unwillingness to comply with Derek’s request. Derek becomes so frustrated that he snatches Fredrik’s phone out of his hands and throws it into the ocean, sending Fredrik into despair. During a private showing at the 49th Street penthouse, Ryan is surprised to discover that several extra beds have somehow been placed in an apartment, and that there are a number of mannequins and other objects placed around the apartment. He leaves a voice message for Jill asking her to come down there immediately. He does his best to save face in front of the buyer. After he leaves, Jill arrives and he questions her about the beds, and she reveals that she rented the apartment out to a bedding manufacturer. He yells at her for disrupting their carefully-planned staging and presentations, and they argue about her motives and how her actions have adversely affected the salability of the place. Ryan decides that Jill is no longer worth his time or attention, and he quits, losing nearly a quarter of a million dollars in commission.

Fredrik sits by himself, still apart from his rehearsal dinner. His father Klas finds him and asks him what the problem is. Fredrik believes it is unfair that Derek is asking him to choose between him and his career, but Klas points out that Derek’s anger is justified and that he should mean more to Fredrik than his job. Klas manages to convince Fredrik to come back to the rehearsal dinner; Fredrik realizes that he has to rethink his priorities in life. Fredrik apologizes to Derek and together they lighten the mood at the rehearsal dinner. Luis hires Angela, and she and her partner George work to stage the apartment. Luis visits to see their work firsthand and is amazed at the state of the apartment, particularly at the vast improvements made to the problematic master bedroom area. He is anxious to host an open house at the place. Ryan receives a call from John, a client who wanted an apartment at 250 Bowery. Fredrik told Ryan that there was only a more expensive upper-floor bedroom available, but John recently discovered that there were other rooms available. John believes that Ryan deceived him and is quite angry. Ryan blames Fredrik and calls him unethical, but cannot get in contact with him. The day of Fredrik’s wedding arrives and he is quite emotional; he recounts how meeting Derek rekindled his lifelong dreams of marriage and starting a family. Fredrik and Derek are wed in a beachfront ceremony and tearfully exchange vows. The ceremony concludes successfully, much to the joy of everyone present, and their wedding party also goes well. Commercials deleted.
